Finding a rental property in the UK can feel like a race — but slowing down before you sign could save you months of misery. Here's what every renter should watch out for, whether you're dealing with a private landlord or a professional property management company.

You Can't See the Actual Property

Always insist on viewing the exact property you intend to rent, not a 'similar' one. A landlord or property manager who won't allow this is a serious red flag. You are entitled to see exactly what you are paying rent for.

Pressure Tactics

The UK rental market is competitive, but a trustworthy landlord will give you time to read your tenancy agreement thoroughly. Anyone demanding you sign on the spot or pay a holding deposit before you've had a chance to review terms should be approached with caution.

Signs of Poor Property Management

During your viewing, look for damp patches, broken fixtures, mould around windows, or evidence of pests. If the property hasn't been properly prepared before your viewing, it tells you a great deal about how the landlord or property management company will handle maintenance once you move in.

Unexplained or Illegal Charges

Since the Tenant Fees Act 2019, most fees charged to renters in England are illegal. Landlords and property managers can only charge rent, a refundable deposit (capped at five weeks' rent), a holding deposit (capped at one week's rent), and certain default charges. Anything else is unlawful.

No Gas Safety Certificate or EPC

Landlords are legally required to provide a valid Gas Safety Certificate, an Energy Performance Certificate (EPC), and the government's 'How to Rent' guide before you move in. If they can't produce these documents, walk away.

Check Their Reviews Before You Commit

Before you commit, search for the landlord or property manager online. Sites that allow you to rate and review your experience give you honest, unfiltered insight from previous tenants. A pattern of poor satisfaction measures — slow repairs, deposit disputes, poor communication — tells you everything you need to know.

Your safety as a private renter starts before you sign. Do your research, trust your instincts, and always check what other tenants have said.
