The Renters' Rights Bill, expected to come into force in May 2026, represents the biggest shake-up to renting in a generation. It abolishes Section 21 'no-fault' evictions, meaning your landlord or property manager can no longer simply ask you to leave without good reason. This gives millions of renters in England far greater security in their homes.
Your Right to a Safe and Habitable Property
Every tenant already has the right to a safe and habitable property. Under the Homes (Fitness for Human Habitation) Act 2018, your landlord or property management company is legally required to ensure your home is free from serious hazards — think dangerous electrics, damp, mould, or structural problems. If they fail to act, you can take them to court.
Your Right to Privacy
You also have the right to privacy in your own home. Landlords must give at least 24 hours' written notice before entering your property, except in genuine emergencies. Turning up unannounced is not just inconsiderate — it may breach your tenancy agreement.
Your Deposit Is Protected by Law
